Frequently asked questions

Questions before
you begin.

Property title verification can involve different documents, records and circumstances. Here are answers to some common questions about the LAND TITLE process.

01 / Understanding title

The questions
that matter.

What is property title verification?

Property title verification is the examination of relevant documents and records to understand the ownership position, title history and matters that may affect a proposed property transaction.

Why is title verification important?

A property transaction may involve more than the latest sale deed or current ownership entry. Reviewing the relevant history and records can help identify gaps, inconsistencies, encumbrances, restrictions or other matters requiring attention before you proceed.

Does a registered sale deed mean the title is automatically clear?

A registered document is an important part of the title record, but it may not answer every question about the property's earlier ownership, transfers, records or other interests. The relevant documents and records should be examined within the applicable scope.

What documents do I need to provide?

The documents required depend on the property and the proposed transaction. These may include title deeds, previous documents, revenue or property records, agreements, inheritance or partition documents and other relevant papers available to you.

Can LAND TITLE examine an old or inherited property?

Yes. Older and inherited properties can involve a longer title history. The examination can be structured according to the available documents, records and circumstances of the particular property.

Can agricultural land be examined?

Yes. Agricultural land can require examination of title documents along with relevant revenue records and other property-specific documents, depending on the circumstances and agreed scope.

Can you verify flats, apartments and other constructed properties?

Yes. LAND TITLE is intended for different categories of immovable property, including flats, apartments, tenements, bungalows, residential plots, agricultural, commercial and industrial properties. The examination is tailored to the nature of the property.

What happens if a document is missing?

A missing document can be significant depending on its role in the title chain. Rather than assuming the missing link, the report can identify the limitation and indicate what further information or document requires attention.

Will the report guarantee that my property has a clear title?

No. LAND TITLE does not represent that a property is free from every possible issue or provide a blanket guarantee. The purpose is to examine the available documents and records within the agreed scope and identify material matters requiring attention.

Can you identify litigation or disputes?

Where relevant litigation, claims or dispute indicators are identified within the documents or records examined, they can be brought into the assessment. The scope and limitations of any litigation-related examination will depend on the information and records available.
